This 5-bedroom, 3-bathroom home welcomes up to 14 guests during the warm months and sleeps up to 12 during fall/winter/spring when the caboose is unavailable.

Envision a private expanse consisting of 350 feet of pristine, deep water on 5 acres of secluded wooded terrain. Alongside the 5 bedrooms, a fully furnished railroad caboose car offers a unique recreational space, providing an exciting retreat for children or grandchildren.

Upon entering the galley-style full kitchen, ample space is available for cooking. Adjacent to the kitchen, the expansive living room affords breathtaking vistas of the bay and features a sizable stone fireplace. Stone tile and cherry hardwood floors decorate the home throughout. Access to cable TV, a DVD player, and WIFI ensure ample entertainment. The main level contains two bedrooms, with the master bedroom offering a king bed and an en-suite bathroom with a soaking tub and walk-in shower. Another bedroom on this level features a queen bed, with an additional full bathroom located nearby. The upper level provides three bedrooms: one with a queen bed, one with two twin beds and bunk beds, and the last with a queen bed. A twin sleeper sofa is situated in the reading nook, complemented by an assortment of books. A full bathroom is available on the upper level.

Outside, a wrap-around deck invites guests to soak up the picturesque views. Additionally, a grill is provided for cooking outside, offering a perfect vantage point to watch the children frolicking in the yard or playing in the water. A dock offers an ideal setting to watch passing boats and brings closure to a day of activities. A fire pit is available for preparing s’mores and winding down for the evening.

This home is an idyllic location for exploring multiple nearby attractions, including wineries, a neighboring casino, shopping, dining, and various other leisure activities within a short drive. The residence's proximity to Traverse City, Omena, Northport, and Sleeping Bear Dunes makes it an ideal base. Vibrant fall colors add to the area's allure, with the village of Suttons Bay offering an array of recreational and leisure options. The home is open year-round, with the exception of the caboose during the fall, winter, and spring months. It does not have heat or a bathroom. The caboose is unavailable from Labor Day in September to Memorial Day in May of the following year.

From the moment we arrived our blood pressure dropped, the stress melted away, and we were ready to relax. The view is amazing, the lake is, well, the lake! The whole house felt like a really homey-home. So inviting, so comfortable, so perfect! We even stayed out at the waters edge to star gaze! A 15 out of 10!

What a glorious week it was for my family and I to have at your beautiful, charming, outdoorsy property. A perfect location that was close to all the things we wanted to do either by land or lake ��. We brought our boat (anchored away from the dock as requested without issue) and kayaks so there was plenty for all. The beds were comfy, linens plentiful, bathrooms beautiful, well equipped kitchen, plenty of parking, and lots of room. The best part was the view and the peace and quiet. We absolutely recommend this property and will be back!!

This home was liking walking into your own home! Lots of dishes to use and essential items in the cabinets. Everything was in working condition, the beds were very comfortable and being on the lake with the kids and dogs was the best! Short drive from town, we made good use of the outside grill, the dock was perfect for fishing and swimming. A great experience and vacation. The bathrooms were updated and very clean.We did have a lot of gnats but welcome to up north Michigan, they were a nuisance but harmless.

Casual comfort convenient location right on the water minutes from Suttons Bay. Everything you need for a large family vacation. Appreciated the kayaks, added sand play area for kids, dock, and large deck AND extra refrigerator which was needed or our families. Dual A/C up and down was a plus. Kitchen well-appointed. Rocky beach provided Petoskey stone searching to no end. Bring beach shoes. Glad owner got a new fridge as it broke during our stay...next arrivers will have no worries there. We did have one person get tick bite so please make sure all pets are up to date on their flea/tick medication and spray if you walk into the wooded paths. All bathrooms were lovely.

Plenty of beds, beautiful view across the bay that we were lucky enough to have two sunny days in a row. Great location. Bathrooms and bedrooms were clean. Kitchen was not the cleanest. Drawer handles were sticky and found dirty dishes in the cupboards. House is musty smelling. The biggest turnoff was the lecture the owners gives about teenagers and how they can see if you are destroying the woods via the cameras. Doesn’t set a welcoming tone and nobody wants to feel like they are being watched. Beds were very uncomfortable. For the price per night I would have expected much better mattresses.

It was a lovely house with a lovely view on the Bay. We were a group of 12 adults, so the bunk beds being smaller than regular twins weren't the best option for us, but we made it work. Perfect house for family trips with children. It was a chilly weekend and we hadn't paid attention to the thermostat, so got a bit chilly overnight. There were plenty of extra blankets and we adjusted the thermostat the next day. Location is very close to Sutton's Bay and not too far from the wineries we wanted to visit in Leelanau.

Family Fun

Caboose Royale worked for our group of 12. The 250’ of waterfront and large yard gave our kids a lot of room to play. Overall it was a good experience. Parts of the home are updated, like bathrooms and the kitchen, with ample refrigerator space. The furniture in the living room is well past its days of providing comfort. The cleaning crew was still there after we showed up (after the appointed arrival time) and they did not complete their work before they departed. They appeared to be in process of replacing an switch in the living room but left the box open with exposed wires and the fuse off for much of the room (including the TV). I put duct tape over the box to keep our kids hands out of a dangerous situation. The yard could use some water as it was mostly weeds and dirt which made running around barefoot an issue in terms of pain and dirt. There appears to be a pump for watering the lawn but it must not be used. The Caboose is a nice touch but not really relevant for our group. The quality of the waterfront and outdoor experience would keep this property on my list for future use, especially for a large group. Its also extremely convenient to Suttons Bay and surrounding areas.

Another Glorious Two Weeks

For the 3rd year in a row, we spent two weeks at Caboose Royale and it was amazing. The house and property are just perfect and I think we did all of the things! The house is well-appointed and clean. The bedrooms are as described, with a king bed and lovely en suite in the primary bedroom on the main floor. The other bedroom on the main floor has a queen bed and no closet. It’s a little dark but the air conditioning is fantastic in that room, so it’s the best room for a good night’s sleep. Upstairs can get a little warm but keeping the doors open helps for air flow. The two bedrooms upstairs with queen beds are very romantic and the bunk room for the kids (1 bunk bed, 2 twins, 4 beds total) is so fun. There are plenty of extra blankets and pillows for comfort. All the bathrooms are remodeled and very nice. The kitchen has anything – pot, pan, tool, knife - you could ever hope for! This year, there are new plastic glasses which is great for a beach house...I can confirm that they bounce on the stone floors and float in water. We mostly grilled and cooked enjoying our time with friends and family at the gigantic dining table. We hung hammocks in the trees, older kids enjoyed hanging out in the caboose and even sleeping out there. We loved swimming off the dock and paddling in the kayaks. We played a couple of corn hole tournaments and the kids loved playing in the sand. The rock collecting is like no other! We had a lot of fun practicing “catch & release” with the stones. As always, we visited Scoops 22 for ice cream almost every other day and enjoyed pizza from the Roman Wheel. The older kids enjoyed shopping in the Village (ok, so did the adults) and a movie at the Bay Theater. We also brought our bikes – there are plenty of rentals available in the Village, too – and rode the Leelanau Trail multiple times. We love enjoying the beer garden at Hop Lot and way too often stopped at Tandem Cider for tastings and

What a beautiful weekend. We couldn't have been happier with our stay. We had 3 other families join us for a weekend getaway. The house was big, unique, and clean. The beds were comfortable. The kitchen table was giant. We spent a lot of time at the water and bonfire pit. The adults drank our coffee on the porch in the morning while the kids explore the "art walk" in the woods. We loved every minute of our stay. We are already planning for next year!

Perfect spot for two families

We spent a little more than a week with two families (7 children between us) at this gem of a property. The spot is fabulous. There’s a substantial wooded buffer between the house and the busy road so we felt very safe and couldn’t hear any traffic. The lot is very wide and the lake frontage just beautiful. The kids loved jumping off the dock everyday in to the pristine bay water. The house was outfitted with all the cookware and dishes we needed. There are two bedrooms and two baths on the main floor and three bedrooms and one bath on the second floor. There’s a beautiful stone fireplace and a great fire pit on the lakefront for chilly evenings. Firewood was provided (and greatly appreciated). The condition of the house is very nice. It has a very cozy family feel while also having nice finishings throughout. House is a five minute drive from picturesque Suttons Bay and 20-30 minutes to Traverse City. We hope to visit this beautiful home again! Thank you for a wonderful stay.

My Dream House

I hesitate to write this review because I love the house and property so very much I want to keep it my little secret! Caboose Royale is the perfect mix of charm, comfort, and luxury. I loved all the quirks of a 1930s home with the beautiful open living area with stone floors and panoramic windows. The kitchen has everything you could desire - even the same coffee pot we have at home! Bear in mind, this is an older home. The air conditioning downstairs worked perfectly, but upstairs since it was in the attic, it worked best if you left the bedroom doors open. The kids were too nervous to sleep in the caboose but it made a great clubhouse for them - and for me when I wanted some quiet time to read. The weather was perfect and the big lawn, rocky beach, and dock was exactly what we needed. I enjoyed the kayaks and we enjoyed riding our bikes on the Leelanau Trail. While it would ideal if the trail extended the 1.5 miles to the house, we didn't mind driving out to the trailhead. Due to the pandemic we mostly stayed at the property but it was so wonderful and relaxing, I didn't miss going anywhere. I would love to live at this house full-time. Maybe someday my dream will come true...- The property was exactly as described, although it's worth noting that there are really beds for 11 adults. The beds in the caboose are small and the mattresses out there are a bit thin. I'm sure teenagers wouldn't mind at all, but younger kids may not be comfortable sleeping out there. - The property was clean and well-maintained except that the previous renters had left garbage in bins that the company wouldn't pick up (you have to use the Herby Curbies) and didn't close the lids tight so raccoons made a big mess.- The property manager was very professional and helpful. We came shortly after restrictions were lifted and they were very accommodating. They also ensured that the garbage got picked up that was left by the other guests.- I would 100% recommend this pr

Caboose Royale House - Girls Weekend

We had a Girls Weekend (February 2020) with 12 girls. This house was great. We had plenty of space to relax and visit. The view was beautiful! We we surprised with all the extra storage space (extra fridge)which was great for all the extras!. We have used Up North Vacation Rentals before and if they have a house to fit our needs we will continue to use them. All the beds were comfortable according to the girls except the bunkbeds- might need new mattresses for those, but the girls said it adds to the experience.

Spectacular house perched on a rise looking over Sutton’s Bay. House has the quintessential up north feel with lots of wood and a stately old fireplace. Very clean and comfortable with amazing views. The Caboose on the property is also very cool. We’re from the area so the November stay had the added benefit of no tourists. We’ve booked with Up North Vacation Rentals in the past. They are very professional and make the process very simple.

We had a great time staying at caboose royale. The house was clean and well stocked with everything we could have needed, it even had a second fridge and two kayaks. The water was clear and cool, but swimable. It was rocky so water shoes or heavy duty sandals came in handy. The yard was large and there were yard games in the garage. There were lots of games and puzzles but we had no time to use them because we were always outside. The house is onlyA few minute drive from downtown Sutton’s Bay. Overall great experience!

This rental is the perfect spot for a family gathering! Great space, clean, beautiful view and well thought of items. We had a few rainy days and there was enough puzzles, games and cards to keep everyone entertained. The kitchen is well stocked with every type of bowl, utensil and pots/pans you would ever need. The property has a spectacular view of the bay, we never tired of sitting on the deck and just enjoying the view. The house was clean and well maintained. I would highly recommend this property!

Perfect Winter Getaway

We had a wonderful time! Favorite features include the wood burning fireplace, the large living area, the extra table by the bedrooms that we used for puzzles, and the kitchen amenities. We used a lot of wood so we thank the owners for the fully packed wood shed. The rental company was courteous and allowed us to check in early. They assured the drive was plowed before we had gotten there. The only item that did not work was the plug in the bath in the master bathroom. It would not click down to plug the bath. Thank gosh for the other tub in the 2nd bathroom to bathe the 2 and 5 year olds. We did not know that the upstairs bedrooms have their own heating systems and the temperatures can be changed in each room. I am glad we figured that out after night 1. We were able to sled right off of the front porch and visited the close by casino each day. Overall our group of of 8 adults and 2 kids were perfectly comfortable. This is the second stay in the Caboose Royale and we hope to be back soon. Thank you!

We had a fantastic vacation at Caboose Royale and thank the owners for offering this marvelous property for rent. There were 10 of us - 6 adults and 4 children and there was ample room for us! We all loved the caboose, it is kept up and clean and on a rainy day a wonderful retreat. The view from the house is gorgeous, on large grounds. The house itself was fantastic! Only two potential drawbacks depending on your needs. I asked several times before booking about the beach (rocky, sandy) and never received an answer and the photos don’t show the waterline (we booked anyway as I was afraid we would lose it). It is rocky, it doesn't get sandy until past the dock. I only mention this so future renters who might have pins and plates in their ankle know. The other item that may or may not be an issue is lack of central air (which was in the description). This summer was unusually hot, so it may not be a problem next year. The upstairs has no air conditioning and it was hot during our stay. There are fans but as I said, it was unusually hot. The first floor is air conditioned and there are 2 bedrooms there. Visit Up North was responsive to an email on another issue.I would highly recommend this place! Very memorable, lots of history (enjoyed reading the manual the owners left). Thank you to the owners and to Visit up North for providing this marvelous back drop for Vacation 2018!

Hard to beat - everything you want in a waterfront property (yard for games, dock for swimming, deck for meals and enjoying the sun, caboose for character). Nice that it's down a lane away from M22. Clean, accurate pictures, beautiful sunrises, firewood available (at least for my stay), and the smell of a woodsy cabin - which i actually really love. i kayaked pretty far in each direction and i think Caboose Royale has the best property by far.. just needed a hammock between the two trees down by the water (hint hint :)) Sutton's Bay is close enough for ice cream and errands, but still feel outside of town. definitely recommend. i'd go back in a heartbeat next time i vacation with a big group in the area.

The property offers much to do - swimming, kayaking, woods walk, relaxing on the huge deck, bonfire pit by the beach and the kids loved the caboose. Caboose Royale is a great vacation location for family. We loved the open large open spaces to congregate and hang out. The yard was huge with a special walking trail through the woods with unique art expressions along the way. As an artist, this was an added bonus and a great way to spend some quiet time reflecting. The only downside to this property for our trip, was the sleeping arrangements. It says it sleeps 14 but that is a stretch if you have all adults in your group. Two of the beds are located in the caboose which does not have a bathroom or running water. The beds are not large enough to sleep an adult. Same thing goes for the bunk situation in one of the bedrooms in the house. A couple of the bunks were very small and not a normal sized twin. I wish the sleeping arrangements in the description were more clear... For example: How many bedrooms and what size beds were available. In our situation there was only adequate sleeping for 10 adults. In spite of this one issue, we had a great time here and would come back with a different number of people. :) Peaceful enjoyable property.

Our family was very pleased with the Caboose Royale. It accommodated our large party very comfortably, and was a very pleasant experience. We only wish we had been there in warmer weather so we could have really enjoyed the beach.

Beautiful house, beautiful view, great location! 7 adults and 7 kids from Indiana and Ohio. The kids loved the caboose and considered it their own clubhouse. We had lots of plans to explore the area but had a very hard time leaving the property. The cold water did not deter the kids from swimming and kayaking. We did manage to go into Suttons Bay one day which was a delight. We were also able to attend the wine festival, Wine on the Water (very nice), and then visit some wineries along the tour. We actually contemplated trying to figure out how to stay an extra week. The house felt more like a home, not a rental. Best house we've ever rented anywhere. Wonderful, relaxing stay.

Perfect spot for 'grown up getaway' weekend. Amazing location with beautiful views and options for all of us to enjoy - outside by the water for some quiet time, on the deck enjoying wine after tours with friends, inside by gorgeous fireplace reminiscing, cooking and enjoying a large meal....we could not have asked for more! Welcoming, comfortable, adorable, modern...LOVED IT! Several parents in the group will be planning family trips here next Summer as well to make sue the caboose is well appreciated as well :) Kathleen in the office was awesome to work with as well. And app is supercool as well!
