Policies and Procedures
Cancellation Policy: There will be a charge of $100.00 for all reservations cancelled reservations longer than a week will be charged $100 per week. All summer-season cancellations after March 1st are subject to forfeiture of the entire deposit amount unless the property is re-rented at the full rental rate; a refund will then be made less the cancellation charge. Once the final payment is made two weeks prior to arrival the stay cannot be cancelled and the total rental rate for the week will be forfeited.Mail: Mail may be sent in care of Visit Up North Vacation Rentals, Inc. 6445 Western Ave., Glen Arbor, MI 49636 and may be picked up at the office during office hours.
Facsimile Machine: The facsimile machine number is (231) 334-6344 and is on 24 hours a day. If you are going to receive a fax of 6 pages or more please let our office know. Guests may pick up faxes at our office during business hours. Cost is $1.00 a page to receive a fax and $3.00 for the first page and $1.00 for all others to send a fax.
Long Distance Telephone Calls: If a private telephone is provided in your condominium, cottage or home, it is not connected to a switchboard. Local calls are free but ALL long distance calls must be charged to a telephone credit card or to your home phone. If a telephone is a required amenity, it is the guest's responsibility to ask at the time of reservation. Cellular telephones are recommended for use in units where the owner has not arranged for service.
Pets: Tenants renting through Visit Up North Vacation Rentals may only bring pets to properties that allow them and you must make arrangements with Visit Up North Vacation Rentals. A $100.00 non-refundable pet fee is charged if you bring a pet to one of our pet-friendly rentals.. If a pet has been reported or found in your unit without our consent, you will be assessed a fine equalling half of the property's rental cost and immediate removal of the pet is required. Also if a pet is not removed from the unit immediately your vacation will be terminated and you must leave. If the owner of the property requires additional cleaning of the furniture or carpets, you will be charged for this as well.
Occupancy: The amount of people that a unit will accommodate is listed. Overcrowding is not permitted under any circumstances.
Air Conditioning: Unless specifically noted, our units DO NOT have air conditioning.
Condominium Housekeeping: You will receive one set of towels for each guest your unit will accommodate. Our housekeeping staff will clean your unit & replace your towels in the middle of your stay, if you are staying 6 days or more at The Homestead in Glen Arbor only. No daily maid service is provided unless you specify before you arrive that you would like extra housekeeping or towels and you will be assessed an additional fee. If there are any housekeeping issues with your unit when you check in please make us aware of them immediately, not at the end of the stay, so we can remedy the situation (no discounts will be given). Prior to your departure, please wash all dishes and leave the premises in a respectable order.
Cottage and Home Housekeeping: Your unit will be clean prior to arrival and we will clean upon departure. Linens and towels are not supplied unless otherwise specified. If you would like to have linens and towels provided you may rent them at an additional fee. Should there be any housekeeping issues with your home or cottage please call the office immediately, not at the end of your stay, so we can remedy the situation (no discounts will be given). Prior to your departure, please wash all dishes,close windows,turn off fans and a/c (if applicable) and leave the premises in a respectable order.We also ask that sheets are stripped and towels gathered and placed in one area..
Condominium, Cottage & Home Disclosure: Visit Up North Vacation Rentals, Inc. is a rental agent for condominiums, cottages, and homes that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change accommodations up to and including the day of arrival to the best of our ability.
Condominium Policy: When staying in the Homestead through Visit Up North Vacation Rentals, Inc., you have NO ACCESS TO THE BEACH CLUB. If you need clarification of this policy, please ask upon calling.
Payment of Nights Reserved: The guest is responsible for payment of all nights reserved, regardless of the guest's actual arrival or departure.
Entry of Premises: An authorized employee or repairman may enter the premises during customary business hours for any purpose connected with the repair, improvement, care and management of the premises.
Taxes and Processing Fee: Taxes and processing fee are NOT quoted in nightly rates.
Check in and Check out: Check out is at 10:00am promptly; no additional time can be given in the months of July and August; those not out by 10:00am will be assessed $50.00. Check in is between 4:00-5:00pm. NO EXCEPTIONS IN EITHER JULY OR AUGUST. .
